Ranch with 1031 Exchange

Range was engaged to assist in placement of proceeds from the sale of a large Montana ranch that had been in the same family for a few generations. With multiple family members involved, the sale had some complications that would need to be incorporated into the planning for the proceeds. Range was involved in all negotiations as the family member representative, but not on the actual listing team, during the two-year process of selling the ranch.

 

Once the ranch sold, Range worked with the family member for another six months to manage the placement of funds, finding multiple properties to 1031 exchange into allowing the family member to avoid a large tax hit.

 

As the family member representative, Range placed the proceeds into properties in Montana and Arizona that are positively cash flowing as short term and medium rentals. Some of the properties do double duty as the client sometimes stays in a few of them for vacation.
